Project Manager - Construction - Manhattan
Our client is an established New York City General Contractor specializing in large-scale ground-up multifamily, affordable housing, market-rate residential, and mixed-use developments. Job Description
As a Project Manager - Construction - Manhattan, you will be responsible for:
- Managing large-scale ground-up residential projects from preconstruction through closeout
- Overseeing projects valued at $100M+
- Developing and maintaining project budgets, schedules, forecasts, and cost reports
- Managing subcontractor buyouts, contracts, procurement, and long-lead materials
- Coordinating architects, engineers, consultants, ownership teams, and subcontractors
- Reviewing and processing RFIs, submittals, change orders, and project documentation
- Leading project meetings and maintaining communication with key stakeholders
- Monitoring project costs and maintaining strong financial controls
- Collaborating closely with Superintendents to drive successful field execution
- Managing project schedules and ensuring critical milestones are achieved
- Identifying project risks and implementing proactive solutions
- Coordinating inspections, approvals, turnover, and project closeout
- Ensuring projects are delivered safely, on schedule, within budget, and to quality standards

The Successful Applicant
The successful candidate will have:
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
- 7+ years of construction experience
- Strong Project Management experience on ground-up multifamily developments
- Experience with affordable housing, market-rate multifamily, or mixed-use residential construction
- Proven experience working on large-scale projects valued at $100M+
- Strong budgeting, forecasting, scheduling, and cost control experience
- Experience managing subcontractors, consultants, and project teams
- Strong knowledge of ground-up construction sequencing from foundations through turnover
- Ability to read and interpret architectural, structural, civil, and MEP drawings
- Experience with RFIs, submittals, change orders, procurement, and contract administration
- Proficiency with Procore, Bluebeam, Microsoft Project, or similar construction management software
- Excellent leadership, communication, negotiation, and problem-solving skills
